First, it’s important to know that Austin Habitat for Humanity does not give houses away. We provide a hand up rather than a handout. Therefore, each applicant must agree to partner with us in the program, which includes providing all documentation needed as well as attending homebuyer education classes and working 300 hours of sweat equity. Basic requirements to own a Habitat home are provided in the mandatory orientation session. For a schedule of upcoming classes and to sign up, call our office at 512-472-8788 x100.
Austin Habitat builds houses along with families who demonstrate a need for housing, the ability to pay a mortgage, and a willingness to partner. To qualify, you must be must be a first time homebuyer or a previous homeowner that has not owned a home for the past three years. Alternatively, if you no longer own a home due to death of a spouse, disaster (i.e. floods/fires), or divorce, then you may qualify. Your income must be at or below 80 percent median family income in Austin and you must show you have the ability to pay an affordable mortgage loan for 30 years. A minimum credit score of 620 also applies.
Mortgages are designed to be affordable to families qualifying for our homes. Specific payments are determined by the home, the lender/loan product, and any additional down payment assistance that may be available in that area.
Sweat equity is the Habitat for Humanity term for partnering with us in the process to create homeownership for you and for others. Austin Habitat for Humanity requires each Habitat partner (future homeowner) to complete 300 hours of sweat equity helping build others homes so we can begin building yours. The pace at which you work off your hours is entirely up to you and your family. In general, the process takes approximately 12-18 months.

By HUD definition you must not have owned a home, independently or with someone else, in the past 3 years. Alternatively, if you no longer own a home due to death of a spouse, disaster (i.e. floods/fires), or divorce, then you may qualify.
Austin Habitat may have options for those above the maximum requirements for a home. Our team holds a session titled, “Realizing the American Dream,” for those interested in homeownership but who may need to go through more traditional homebuying arrangements. Alternatively, if you’re close to the upper income limit, please reach out. Income limits are constantly changing and it may be worth joining our waitlist in case limits rise.

All Habitat homes are sold with deed restrictions that limit to whom the home can be sold and at what price. Our program is a long term partnership with the intention of keeping our homes affordable for the long-term – a mission in which our families are truly partners.
